Yes, if you have the most common form of estate agency contract which is a Standard Sole Agency Agreement. PropertyHat is a web publisher, not an agent, therefore you could find a buyer direct through PropertyHat and not be liable to pay the estate agent's commission. If your contract gives your agent ‘Sole Selling Rights’ then you would have to pay agent's commission irrespective of who you sell to or how you found them.
We recommend that you are open and discuss the situation with your agent and clarify the wording of your agreement with them.
